Account information: your email address, managed through our sign-in provider (Clerk). If you sign in with a passcode, no password is ever stored.
Your deal criteria: the neighborhoods, price limits, and cash-flow filters you set. This exists solely to pick which deals we show you.
Usage basics: which digests we sent you and when, so we never send the same deal twice and can show your alert history.
Product analytics:how you use PhillyFlow — pages visited, features used, and session recordings tied to your account, with sensitive text masked. If you enter your email on our signup form but don't finish creating an account, we keep that email so we can follow up.
Delivering the service you signed up for — daily digests, instant deal alerts, and your dashboard — and improving it: we review usage analytics, including individual accounts' product activity, to understand what works, fix what doesn't, and occasionally reach out about features relevant to how you use PhillyFlow.
All payments are processed by Stripe. Your card number goes directly to Stripe and never touches our servers — we see only your subscription status and the last state Stripe reports.
We don't sell your contact information. We don't share it with real-estate agents, brokers, lenders, or marketers — not as a product, not as a "partnership." Your criteria and your inbox are yours.
PhillyFlow runs on a small set of infrastructure providers who process data on our behalf: Clerk (sign-in), Stripe (payments), Resend (email delivery), PostHog (product analytics and session recordings), and our hosting and database providers. Each receives only what it needs to do its job. The deal data itself is built from public listing data, public city records, and statistical models.
Every deal email includes a one-click unsubscribe, and any member — free or paying — can pause, resume, or unsubscribe from deal emails in the dashboard's Alerts tab. Unsubscribing affects emails only; a paid subscription continues until you cancel it under Manage billing. Transactional emails (receipts, account notices) follow your account, not your marketing preferences.
We keep your alert history while your account exists so your dashboard can show it. Want out entirely? Reply to any PhillyFlow email asking us to delete your account, and we'll remove your personal information — email, criteria, and delivery history — within 30 days, except records we're legally required to keep (like payment records held by Stripe).
If we make a meaningful change, we'll email you before it takes effect. The effective date at the top always reflects the current version.
